The Green Impact Difference

After working directly with commercial property representatives for the past 6 years we have created a clear understanding and respect for this market segment. Our managers and production staff have asked tons of questions along the way about how to better service retail, office and other types of commercial properties. Reading leading industry magazines, conducting surveys and leaning on our valued clients; we were able to come up with an innovative approach to landscape management and excel client’s expectations.

We Understand the Tenant

That’s right! We got away from thinking like a “Landscaper” and started thinking like a “Property Manager”. In this market segment the property manager is not the only customer you have. The management company may be the one you sign the contract with, but ultimately if you do not create value for their tenants then your service is sub-par and you will be replaced.

So we came up with key issues that we felt best represent the tenant when it comes to landscaping:

  1. The visibility of each tenant’s signage
  2. Irrigation run times
  3. Create a welcoming environment for the tenant’s patrons
  4. Traffic visibility issues
  5. Responsiveness to tenants requests
  6. Account Manager create a relationship with tenant’s onsite management

Creating an open line of communication with tenants (when possible) has solved many issues prior to any property manager needing to be involved.

We Understand the Property Manager

A day in the life of a property manager today dramatically differs from that of a decade ago. Modern office and multifamily property managers have greater responsibilities beyond traditional rent collection and bill paying. They now arrange insurance; provide tax information; design and collect renovation bids; develop marketing plans; hire, manage, and motivate staff; coordinate maintenance services; improve landscaping; oversee property security; ensure compliance with government regulations; and report income and expenses

While the tenant’s needs are addressed during our weekly service visits. The property manager’s needs are generally addressed through telephone, email and the periodic property walk through. We understand that the job of the property manager is already weighed down with other issues that constantly arise. Therefore, we instituted a communication check list and property inspection document so the property manager has piece of mind when they hire Green Impact to provide landscape services. Of course our management staff is always available for “pop-up” walk trough’s; the following list is used to breakdown the communication barriers and allow property managers to focus more on the other aspects of their job.

  1. Monthly property inspection
  2. Email of property inspection form with pictures
  3. Bi-monthly horticulture inspection
  4. Email of horticulture inspection
  5. Quarterly or Bi-Yearly enhancement plan
  6. Yearly irrigation analysis
  7. Quarterly pond inspection

These inspections and forms have allowed us to set ourselves apart from other landscape management service providers. We are constinuously in pursuit of how to become a better resource to property manager.

We Understand the Investor

Like any investment, commercial real estate should involve a plan. Each property should have its own strategy. Why are you investing in that property? What is the upside potential? How do you achieve it? What is your holding period? Five years? Ten years? Until death? How does your holding period affect the investments you make in the property? How do you achieve optimal value (cash flow or sale value depending on strategy) during your holding period…For example, if a landscape upgrade costs $20,000 and it’s expected to increase the rent by $750 per month (due to increased rental rates or filled vacancies), not only will you get your money back in two years, but that minor upgrade increased the value of the property by $150,000 (at an 8 percent cap rate)!

Although through our property managers check list we add value by proposing unique enhancements quarterly or bi-yearly; we have a clear understanding of what an investment is. Green Impact strives to work directly with the property representatives to create long term and short term investment goals, keeping the return on investment in mind. We achieve this through a unique approach to landscape enhancement projects:

  1. Create new concepts that incorporate the current landscape
  2. Add to rather than tear out to create a fresh look
  3. Use of native plants for longevity
  4. Design know what the landscape will look like in 10,15 and even 30 years
  5. Use water conservative measures when it comes to irrigation
